We act as your transaction coordinator, keeping every file organized, compliant, and on track from listing to closing. Listings (Seller Representation) Review listing agreement for accuracy Open escrow and order preliminary title report Confirm vesting (trusts/entities; ensure proper documentation) Order Natural Hazard Disclosure report Assist with HOA documents (if applicable) Schedule inspections as needed Prepare seller disclosure package Review TDS, SPQ, SFSD, and local disclosures for completeness Organize disclosures in HomeLight Transition file once in escrow Contracts (Buyer Representation) Review purchase contract for accuracy and signatures Create escrow timeline and send intro email to all parties Send disclosures to buyer for signatures Schedule inspections and follow up on earnest money deposit Deliver seller disclosures to buyer’s agent/TC Order home warranty Track contingency deadlines and send reminders Coordinate with agents, escrow, lender, and cooperating TC Upload all documents into systems like Dotloop or Skyslope Ensure file is complete prior to closing Pricing $500 (Residential 1–2 units) $600 (Residential 3–4 units) $800 Dual transaction $600 Commercial $800 Multi-family (5–10 units)
